1. Croix Des Gardes
First up, we have Croix des Gardes, one of the most popular residential areas in all of Cannes. It’s located in the west of the center and takes up a large swath of land in the town. Croix des Gardes is going to be a little less expensive than other areas in the city that can be pretty costly.
2. Californie
Next up, we have Californie – not to be confused with California! Californie is right up there with Croix des Gardes as one of the most residential and common first areas to start looking for property. Californie is on the opposite side of the town as Croix des Gardes, located to the east of the center.
If you’re not able to find anything in Croix des Gardes, Californie is a beautiful place to look afterwards.
3. The Croisette 
If you’re looking for one of the most desirable areas of Cannes, you had better start looking at The Croisette. However, be aware that properties can get incredibly expensive here as it is closer to the city center. This does mean that it’s going to be quite a bit more noisy than other areas of the city, so be prepared for that.

4. Super Cannes
Super Cannes is one of those areas where only the super-rich can afford to live. These properties are located on the hills above town and can be compared with Beverly Hills in LA. 5. Palm Beach 
One of the other most expensive areas of town is Palm Beach. However, it could be a good choice for you if you’re looking for a property that will be a bit quieter in the winter time. 6. La Banane
This is one of the areas that you should be looking at if you want to be in the center of it all and live right in the center of the city. La Banane (named after the shape of the district) is going to be pretty expensive, but will be worth it!
7. Republique
Republique is a very cosmopolitan quarter that’s had plenty of public investment. Therefore, this part of town is very desirable and you had better be ready to pay a pretty penny to score a property here.
